Finding somewhere decent to stay on a long contract is one of those things that sounds simple until you're three weeks in, eating supermarket meal deals in a pub room, and counting the days until you can go home.
Bedford is currently one of the busier locations in the UK for construction and infrastructure work. Rail, utilities, commercial development, and the Universal United Kingdom Resort project starting in 2026 mean there are a lot of contractors in and around the town — which makes finding good accommodation competitive if you leave it late.
This is a practical guide to what to look for.
Why the choice matters more on long contracts
For a week away, almost anywhere will do. You put up with it, go home on Friday, and recover over the weekend.
For two months, three months, six months — the quality of where you're sleeping and spending your evenings has a real effect on how you're performing on site. Contractors who've done long stints away from home will tell you the same thing: the accommodation isn't a nice-to-have. It's part of managing your output.
The things that matter are predictable. A proper kitchen, reliable WiFi, parking, a space to actually relax. The things that sound fine in a listing description but aren't: “cosy” rooms, “nearby” parking, “shared” facilities you share with strangers.
What to check before you book
1. Kitchen — full, not partial
“Kitchenette” means a microwave and a kettle. That's not the same as being able to cook a proper meal. On a long contract you want: hob, oven, fridge, freezer, and enough worktop space to actually use them.
Eating out every night costs money and gets old fast. A real kitchen is the single biggest factor in whether long-stay accommodation is liveable.
2. Parking — off-road, not “nearby”
If you're driving to site, you need somewhere to put the van or car that isn't a 10-minute walk or a nightly gamble on street space. Check that parking is included, that it's on-site or directly adjacent, and whether there's space for a work vehicle if you're running one.
3. WiFi — fibre, not shared
The standard listing description says “WiFi included.” That could mean a router that drops out when two people are on it simultaneously, or it could mean gigabit fibre that handles multiple streams, video calls home, and anything else you need at the end of the day without buffering.
Ask specifically: what's the download speed, is it a dedicated connection or shared building infrastructure, and what's the upload like. This matters if you're working from the property at any point or regularly video-calling family.
4. Flexibility on dates
Projects move. Extensions happen. Early completions happen. If you've locked yourself into a fixed-term booking with a rigid checkout and the project runs two weeks over, you're either scrambling to rebook or paying a penalty.
Look for operators who understand how contracting works and will accommodate reasonable changes to dates without treating it as a rebooking from scratch.
5. Minimum stay vs actual term
Some accommodation platforms default to short minimum stays and price accordingly. If you're staying for 4–6 weeks or longer, you should be paying a materially lower nightly rate than someone booking three nights. Always ask what the long-stay rate is — it's almost always available, it's not always advertised.
6. The team question
If you're booking for a team rather than solo, check the property can actually accommodate your numbers comfortably — not just on paper. A “5-bedroom property” that has three of them as singles and one bathroom isn't the same as one set up for working teams. Ask how many bathrooms, what the living space is like, whether there's adequate storage for kit and PPE.
The Bedford market right now
Bedford has several parallel demand drivers running simultaneously:
- East West Rail — ongoing works connecting Cambridge to Oxford via Bedford, with a sustained workforce requirement through the mid-2020s
- General infrastructure — road and utility upgrades tied to the development corridor
- Universal United Kingdom Resort — the anchor development beginning construction in 2026, running to approximately 2031. This is the largest single driver of sustained contractor accommodation demand in the area over the next five years.
That's a concentrated pool of contractors competing for a finite stock of decent long-stay accommodation. The properties that fill first are the ones with proper facilities and flexible terms. If you're planning work in Bedford, particularly anything tied to the Universal United Kingdom Resort build, start looking early.
